			<content:encoded><![CDATA[<p>At  a recent meeting of the agents of the property in Marbella, several  delegates commented on the positive attitude adopted by the Spanish  government in revitalizing the real estate market. They said they were happy that José Blanco, Development Minister visited London.</p>
<p>The  minister&#8217;s visit is to promote opportunities for British buyers of  property in Spain as a whole and in the coastal cities in particular. While  the minister&#8217;s visit was to big investors such as pension funds,  individual investors have also learned many new opportunities that are  available.</p>
<p>These new opportunities arising from the action of the Bank of Spain, the Spanish banking sector regulator. The 23 largest banks are under pressure to get much of their toxic assets in real estate in September 2011. These are properties that have been taken, for most developers could not sell new homes, but in many cases, individuals as well.</p>
<p>The Minister has certainly had an urgent need for action. Prices in Spain have fallen by at least 20% on average in real terms. In many places, the declines were much higher than that, up to 40% or more in some areas. The  Spanish economy as a whole has shown encouraging activity in the last  quarter of 2010 with a slight increase in the GDP figures unconfirmed  0.6% during the first three months of 2011 show that the trend  continues. Real estate professionals are reporting increased levels of demand and expect this trend to continue.</p>
<p>The main reason for the growing interest in Spanish property is the central bank action. Thousands of properties and have appeared on the market in recent weeks and many more are coming soon. Market sentiment has changed significantly since these properties were released for sale. This had two effects on British interest in obtaining a Spanish property. First,  there is a much wider range of properties available and this causes  some confusion about a very small proportion of them are actively  traded. This follows the death of the great property agents after the crash of 2007. The  overall figures are not available, but it was reported that over 20,000  people lost their jobs related to real estate on the Costa Blanca  alone.</p>
<p>The  second reason is that the Costa del Sol and Marbella are the favorite  places of the British real estate investing in Spanish. The lowest prices slashed to families in the buyer profile, which was dominated by those who officially retired or close. Families looking for a holiday home to search for properties very different from those who intend to move to Spain permanently. While  the two age groups as the climate and atmosphere of southern Spain and  the Mediterranean coast, young families want to be in the occupied areas  with a lot of fun while buyers look quiet retired, but facilities to be  close .</p>
<p>Buyers can save a lot of time talking with a real estate professional in the early decision making. Agents  are experts in their particular field and know where the best prices  are as good as the character of the different towns along the coast. He  said that while the British are generally very independent and wants to  be in the hands of the purchase, the impossibility of getting  professional help can lead to a very expensive nightmare experience,  since many people have learned to their cost in the past.</p>
